In the notice notate the non-approved pet is in violation of the lease and must be removed from the property for safety reasons.Once the leak is repaired I would send a 7 day notice to remove the pet permanently or face eviction.

Vote with your $$ and invest somewhere else.As to your question regarding these "displaced" tenants;   I find it astonishing that your solution is to take people who have been paying an artificially, non-market based low rent (because of failed leftist CA laws) and instead have taxpayers step in to provide a handout  to them?

@Matthew Michels - The answer to your question doesn't change just because you don't like the answer.I'm not arguing the merits of using an agent versus going it alone - you stated you already have an agent.Another thing I meant to add - the answer to many of your questions may very well already be in the MLS - there are entire sections of MLS listings that are not accessible to the public

I’m not willing to put an offer in on the sole basis of a public MLS listing, so I was thinking of asking for a P&L statement and some further information on the current leases and recent capital expenses before committing anything.

It would have to have a specific zoning to allow a  non owner occupied Airbnb, that is not residential... to my understanding anyways...
