@Anthony Theokary - my leases say all tenants must by the end of business on the first of the month have deposited in my bank account (local bank, address and business hours of nearby branch given), Zelle or PayPal friends and family me (or they pay any fees).

Do I just find any nearby hospital to look at deals or is there a more insightful way to look at demand around certain areas for traveling nurses.

So while I do like the idea of owning large chunks of rentals in certain neighborhoods, I also like the idea of investing in other towns nearby to keep all of the eggs from being in one basket. 

If there is other Duplex nearby then you can gauge your chances of getting the rezoning approved.   

I live out here in Venice Beach, so same problem as you as far as cash flow nearby.
