It all works, its just being consistent with your activities

The one thing I have consistently heard is that my reputation is everything for building relationships in this business.

Meaning, you would determine that after repair value (based on the comparables to the house you are looking at) and multiply that value by 65% or 70% (based on how much of a margin you want) and then subtract your rehab costs.

My goal is to make consistent money via cash flow, tax strategies... fill in the blank.  

Hard for regulators to pick these types out and be consistent in licensing requirements.

Try them all, and then stay consistent with follow up....and you will find out!!

The way I see it I have two options:Option 1: Buy and Hold My Parent's Up-to-Date Condo (5 Year Residence)My parents own few residential properties consisting of condos, apartments and town homes and are looking to sell.

That type of commitment eats up a lot of time from your business as a successful investor.I do not know anything positive or negative about this company although they frequently come up as a topic on here.I would say that it is easier for an investor sell a book/system/information  on doing grand slam deals then to consistently find them over and over  again.

That being said, if there is someone else who is depending on your consistency (if only a weekly update call) you will be more eager to not disappoint. 

As I do my time in the military I will be consistently working on educating myself and practicing Real Estate Entrepreneurship.
