I'd just say the available space for the back yard use is like, 15-20 feet from the back door.That the future plan is to improve the property and full access is needed to get to the rear of property and that area is reserved, so set the area aside you feel is needed for access and development, and just say here's your space, and measure it off.

We put one in on a flip and it was beautiful went in great and we had to use that type to get it down the stairwell so MEASURE so you can get in the space.

But recently have been pondering the idea of using the BRRRR strategy with that money as a percentage of a downpayment and aiming for a duplex in the $300-350 range.In the Kitchener Waterloo area there are literally 4 SFH that I could make offers on under $200 000...I may not be able to increase the value enough to borrow back on the ARV at 80% to cover the initial loan...What your thoughts...does BRRRR even work if not a cash purchase if using a private lender?

:bathroom upgrade are one of the major places where you can get a premium return on a new tub, sink, and some tile.i've had some resurfaced and some replaced. the cost ends up around the same, but a new bigger tub can increase rent prices or resale value.be it a $50 tub you get at a restore or a $2500 tub, the installation costs are about the same, might as well get the better one.Wiliam, both of the bathrooms (master and hallway measure 80" x 60", so there isn't much room for bigger stuff.
