Some work that comes to my mind is:1) Managing tenants to get rent paid2) Diagnosing a repair issue and getting the right team to make the fix3) Fielding messages from prospective tenants on advertised rentals4) This list goes on...I've found a company that automates rent collection and income/expense tracking for free, but I'd like to replace my property management portal altogether and feel I'm only half way there (certainly a tenant facing chat bot would close the gap).

Technically everyone was a stranger before they moved in and we've never had any issues of stealing or squatting or any type of damage to the property.

My huge issue with these guys (and Wealthability) is the business formula appears to be the following:Master guru sucks you in with their knowledge via books, podcasts, Youtube, seminar.Master guru tries to hire minions to re-create his success (it underdelivers)Master guru tries to scale too fast and becomes more of a salesman (clients further suffer)I am interested in learning more about this and can deal with negative reviews but the negative ones outweigh the positive ones online for Anderson and in 2023 no less, so this is an active problem.

I think one major point I forgot to address is that a great GC is really really really hard to find (at least in my experience).

Lastly, most people I see underwriting deals, and even those on the podcasts (assuming they are the majority with only 2-5 yrs of experience owning rentals) are likely to realize their 5% maintenance and 5% capex reserves are less than one bad tenant away from being way off.

I'm willing to travel to Miami once or twice a year and manage the properties from Spain, hiring a good property manager to address issues, find new tenants, manage payments, and clean the property for new tenants.
