Does this exemption amount get subtracted from the sale price of the property, or the assessed value of the property?

Hello,  I'm new to Bigger pockets and would like to know your thoughts on buying homes for Section 8 rental properties. 

Purchase price: $260,000 Cash invested: $9,800 owner occupied, future rental property

I bought an out of state property and have about $50,000 left to pay off for the loan.

I got a property manager, an STR assistant, and a portfolio wide assistant. 

Strange experience... went to redfin to see what it says about my property... virtually nothing there but then my property typed out with (unit) #2 shows up with all my details.

The only way a STR is grandfathered in, is if the property was already permitted and set up before the regulations went into effect.
