If this property had an actual LEGAL sale since then, can't think of a reason it would not show on Zillow.Zillow also shows that the property is in the Bethune Neighborhood.

if hvac is really, really old, you could try shopping a "home warranty" that doesn't have hvac caps and exclusions and just get it for "systems." i know AHS used to offer those a while back, but even they started capping to to 3k or something silly.

There are a variety of formulas you can use, but to me, here's the bottom line from a legal perspective: as long as the utility cost sharing provision is not unconscionable, and the tenants agreed to it, they are responsible to pay their share of utility bills.
