I’m trying to understand what permits are needed and the cost but can’t find information on the internet.

@Jackson Long I am not in front of my laptop, but I want to say 70% of our leads came from internet and the other 30% was referrals and yard signs. 

I would not include hard money lenders as standard small business banking banks, though I will likely use them for specific projects if they support a project appropriately and competitively.If anyone has strong recommendations, or recommendations that I'm not going to get from a basic internet search, I appreciate a reply or direct message. 

Can also use the forums to help answer specific questions but I think books, internet etc....study study study.  

Think back to any time you've seen a product selling like crazy (toilet paper and hand sanitizer during early COVID, real estate in 2005, internet companies in 2000, etc.) and you'll see they're always followed by a correction or crash.

If you've done a few internet searches you have probably realized that DFW does not have a lot of small multifamily properties.

Even if the tenant has insurance they will sue you anyway because LL's are loaded-I read that on the Internet so it must be true.I do not know what you can do about raising rent or giving her a notice of termination.
