Congrats Brianna, I bet that is one of the best feeling in the world, not having a boss anymore.

Nowadays with so much tenant info available on the internet, many will be able to learn how to delay your eviction.

More importantly (for me), all I need is the internet to work, therefore I can work from wherever I want as long as I have internet.

I bet the builder choose the inspector, and if they did it would raise a red flag.

Also, I'm willing to bet if it's a ridiculously good deal (if you even suspect so), you could come back here and toss the details into the "Real Estate Deal Analysis & Advice" forum here and see what people think.

@ Casey Carroll - I just took Residential sales agreement from the internet, added (wrote in) the terms of the payments and me and the buyer signed and had it notarized.

That might not be true 100% of the time, but I bet it is true 70% of the time.

I think this helps a lot in screening as our internet-based process self-selects for folks who can perform these tasks ahead of time .  

I bet there's gonna be a lot of learning going on, but have fun with it too!
