I am new to BP and thought now would be a good time to introduce myself.I am already an entrepreneur, so I guess you could say I have a strong desire for independence, which is the reason REI appeals to me so much.

The Act says explicitly "Nothing in section 804 of this title (other than subsection (c)) shall apply to-- ... rooms or units in dwellings containing living quarters occupied or intended to be occupied by no more than four families living independently of each other, if the owner actually maintains and occupies one of such living quarters as his residence."

I have closed over 150 rental transactions and have managed as many 35 investment properties as an independent property manager.

The rental market in Houston will be strong independently of the O&G economy, more of a demographic change of more people renting. 

Brokers have liability and are subject to audits (I hear they are very common) of the trust accounts and activity.

I was trying to do due diliegence to independently verify the recommendation. it is reasonably 2.5 hrs from where I live in michigan2) The property met the %1 rule as suggested.Was looking at using turn key provider as I was trying to optimize my time between job , family and other things.I am sure those are not perfect reasons, but willing to hear your thoughts on Lyndhurst /Cleveland

Hey guys, I just wanted to remind everyone to make sure to independently confirm the square footage of any potential property against county or municipal records.

So according to my strategy, since they would all be short term independent investments before pulling new equity out, I think a HELOC would likely be better, as there would be lower upfront costs, and would likely be repaid before interest rate grew.
