When it comes to the middle of America - many of the markets have proven to be incredibly resilient to recessions. 

Needless to say the Seller came down significantly on the price (expensive technique but it works 80% of time).

I've got some contractor friends that have gotten out of doing deck work for the very reason that lumber costs are sky high right now and also incredibly hard to get. 

My personal technique for developing a contract is to search the internet for a variety of examples.
