@Lee Falkenhagen If you are referring to residential multi (2-4 units), then in additional to the ones mentioned, you should go to local REI networking events and connect with wholesalers to get on their DLs.

You seem to be too tentative with your PM if you are allowing them to not do what you have asked them to do.In the unlikely event that a tenant does not agree to a rent increase, I would wait until March to notify them that their lease will not be renewed so that you can have them out by early spring.
