I budget 10% CAPEX and 10% maintenance and still struggle early on because things break and there is deferred maintenance.I see nothing about water/sewer, property management, etc.The report has already told you how this will probably go:50% Rule Cash Flow EstimatesTotal Monthly Income: $3,200.00x50% for Expenses: $1,600.00Monthly Payment/Interest Payment: $1,958.06Total Monthly Cashflow using 50% Rule: -$358.06Don't ignore this.

You don't want to ignore this, as it can be a health issue, and depending on where you building is, there may be a public recording, which will reduce your changes of renting to higher quality tenants in the future.

Or just ignore the source and say that the payment came from the tenant and put a note "from housing authority".There's an extra step applying a separate customer payment against a rental invoice created for the tenant.Any thoughts?

That is why I said just read all the threads going back as long as you can as there will be things you never imagined I hate to use the old knowledge is power, but I can tell you that ignorance is not Bliss when it comes to short term rental

I pay $20/mo per property to Avalara to handle my occupancy taxes, which is beyond worth the expense.Other expenses that typically get passed on to guests are local occupancy taxes and cleaning fees, so if you're just using rental rates for your income then you can ignore these, as they're a wash.

Of course, I only have 11 years of experience with hundreds of rentals so maybe these guys know something I don't.If you let them pay late, you are training them to ignore any other rules you establish.
