On top of all of that, Cash out refis typically come with a .25 to .50 surcharge on the cash out part… so whatever the regular rate is, they will tack on more for the cash out.

And current zoning is for single family and two family.5- all buildings and units are exactly the same. identical inside and outside6- this development will have four buildings, 8 units.7- 8- building duplexes and keeping them as long term rentals9- I live right down the road, and any work I’m not doing myself I manage remotely or on site10- I would say the area is A-/B+ Nice area, nice school district11- these towne homes are in an older, but still nice neighborhood, I wouldn’t say it’s gentrification, but just a cherry on top of an already nice neighborhood12- all utilities are underground, you can see in my IG feed, @awtreyrealestate, and I am the sole owner of all the lots and buildings so I basically am the HOA, responsible for streets and such

While I am about to provide a 3 day notice to a tenant that I communicate with regularly and whom I've worked with for 2 years, is there anything I can or should do to fix this now or does it not matter?
