Hi, Im looking to buy a house in southern california and received approval for investment loan for investment property that is a single family unit home.

That house was my BS degree in real estate investment.

I am just an average Joe trying to sell our house to investors (ski resort town three hours east of SF if anyone is interested) - I just wanted to check in and see: Is it common for an investor to insist on entering into a contract before they inspect (where they have 2 weeks to inspect and cancel if they don’t like what they see & if they do they will close within one month)?

I am currently living in Missouri; I have one house rented out and am planning on getting more.

If you really sit down and think about it, is someone who wants to sell their house going to look at that and think it's not a gimmick for them to turn it over?

I believe everyone's first property should be a house hack just starting out and happy to explain how to do it.

Minutes away from Sanibel Island.Main house is a 3b/2ba renting for $2600Duplex on same lot is 4b/2ba split into two 2b/1ba collecting $1900 in rent EACH.Purchase price of home was $662,000 with closing costs wrapped in.

You would think the listing agents would look this stuff up prior to putting the house on the market, but sometimes they could have bad or old intel.  

By comparing we let those come out and is where you can get into fair housing violations.
