Everyone has to deal with same material costs and hold ups so good to have understanding with whoever you hire for your project once you find someone as you will want to build a good relationship for when you need help on future projects.

Many companies out there are paying off student debt as a hiring incentive.  

I just don't know if hiring this out if I'll still be able to achieve a reasonable ROI. 

If at any point you hit a road block and feel it is to much to handle I would advise hiring a public claims adjuster to get your claim maximized and completed faster.

Did you do the renovations yourself or did you hire a contractor? 

If you decide to take it on yourself, hire a competent GC (make sure you vet them thoroughly), and DON’T over improve the property.

You should hire a realtor and follow the realtor's lead, especially since this is your first rodeo. 

Are there any online/freelance appraisers? 

Besides a decent, competitive wage what other benefits and bonuses do you offer your staff (both to retain them and to hire them)?
