So my gut feeling just based on what you said would be to get it "freshened up" (6 panel doors, some nice paint, replace some carpets, remove clutter, heavy cleaning, clean ducts) and get as much as you can out of it.

Did you get the project completed for less than the amount you received from the insurer or do you want to claim more money from the insurer to cover the cost of the repairs?

@Joseph Sangimino  me personally having bought a note in PA last year ( not my normal day job)@Mike Hartzog  I like to leave that to the experts LOL.but if I was looking to buy this park  and I have owned a half a dozen of them so I like the asset.I would let this hedge fund clean up the title there in PA and then buy it as an OREO with new title insurance.. let them do the heavy lifting..

I won't bother with Craiglist because the last time I did that, I was ashamed at the number of people who could not spell-check their three line "cover letter".Wondering if there are other good websites or idea to find this type of talent. 

Your LOI is non-binding and generally covers only the high level terms - price, earnest money, timing, contingencies, etc.

We have been impressed with the product & I was particularly interested in it's integrity during the summer heat & heavy frost winters in our winterized Lakehouse.  

That won't cover the "hassle factor" which you should also consider, but from a numbers point of view, it is very enlightening.
