I can cash flow well on theirs ($300/month), but mine doesn't cash flow on a 30 year anymore.I guess my fear is that I am just trading the pain to another house.

Putting the island on one side or the other would be painfully 1990's.The other option would be to make a horseshoe layout, which would have far and away the most cabinets but also be the most expensive and a bit out of "builder style"Put the sink in the island and the stove on the wall.
