I'm a go-getter and willing to put in the time and effort to build my business and network - but I want to have fun in the process.

Even with my only 3 deals background I have come across a lot more reasons that are very legit to have to be able to back out.Sometimes the seller is a dishonest prick and simply making a deal with that person would take too much effort, time and energy. 

Just a thought.I haven't ton plenty of other deals, but have tried other marketing efforts... like the ever so competitive absentee home owner lists.  

Your marketing strategy and effort could be time consuming and not as cost effective as maybe scooping a deal from a wholesaler.

More entrepreneurs need to start taking advantage of the benefits that social media has to offer, the results for your business/personal wealth may be small at first but given enough time and effort your presence on the internet can and will grow and your business is sure to progress because of it.

Agents, lawyers, etc. are hired short term when you need one, concentrate your own efforts on more important things. 

I don't and nobody should plow a bunch of money, effort and time into something they don't own.  

People don't just start staying at your hotel within two weeks of rehab, it takes marketing, sales effort, retraining of staff, etc.

Unfortunately it does require additional effort on the part of landlords and these professional tenants generally target the SFH landlord.

@Steve Vaughan Your efforts to avoid the 10k reporting to the IRS have probably put you under a lot more suspicion than one 30k+ check would have done.
