In time I will do a refinance of this property in the future and just continually acquiring more properties from there.

I'm in search of a mentor who can provide guidance and support as I embark on my first fix and flip project.

There's a lot of new condo construction happening in the Bay Area, so I'm worried about future appreciation.

  #1 you will now be on the town's radar and in their system, and #2 if it's not possible, you may loose the opportunity to rent it in the future if the city does a surprise inspection and deems it an illegal apartment.  

It usually comes from the seller (although this may be changing in the future).

There’s currently no significant or restrictive Airbnb regulations, and as the town is in unincorporated Lewis County any future regulations would have to come at the county level – something that county commissioners have not expressed an interest in doing so far.
