Plus the calculators here present a wonderful visual especially when you bind them up with other material in a nice folder.

I tend to lean more toward 10%, especially if the property is older or systems are beginning to end their functional life.

my understanding from BP is that a TK property is rent ready with all major systems functional for several years.

Rather than give a large scope of work to one GC, break it up by function & hire a few contractors who are good at performing that one function.

If she wants to show up from somewhere across the country or across the world and be able to go to sleep and function immediately when she gets there provide a  basic living and bedroom setup ready when she arrives and maybe a care package for the kitchen. 

A latent defect is one that would not normally be discovered with a careful visual inspection.

You need to understand how to use their class and job functions extensively.  

You can always do a picketed 4' tall fence that won't make it feel smaller like 6' privacy fences do but still creates a visual barrier between the yard and the creek.Regarding the bamboo... you might also lose your backyard one day haha (not that it matters to your parents since they're selling).
