Morris was made aware of these issue 18 months ago.. and just kept going.. just garden vairety greed.. and of course just an ounce of due diligence on his part he would have stopped selling these deals.Its the worse violatin of the public trust I have seen in 20 years in the Space.. most guys that do this IE market these homes that never get touched.. make it 6 months and maybe 20 to 30 properties in this guy is 2 years and hundreds.its a PONZI of epic proportions if this one client was getting rent on 15 homes with NO tenants.. and no formal rental guarnetee.also the sellers instructed the title co.. where to send tax statements and notices.. again the buyers are just too green to understand what happened to them during the closing process.. its really really amazing to see how this has become one of the great frauds of the last few years.

The reason why I am saying this is if you do enclose that garage, and turn it into an "Accessory Dwelling Unit" (that's the formal name for them, sometimes called ADU) will you harm or help the value of your home?

If the seller never moves out, it's not the agents' faults.My original question was...Does a seller have to be formally evicted if he doesn't move out at close of escrow and I have discovered the answer is YES, just like a tenant.
