No, what they do is mmore than double all your traffic tickets.I just recently got a speeding ticket from the CHP for doing 70 in a 55 and my ticket is over $400!

I had the money and experience to work through these issues and it is all good now, but if I tried out of state as a total newbie, I'm quite certain it would've been a one way ticket to BK.

One more thing, if you find a great deal but it needs an HVAC, roof, or other big ticket item, that will probably be okay since you can replace and know that you won't have to worry about that for awhile. 

Have you gotten an evaluation of the big ticket items and how much life is left?

That fight or flight reaction is kicking in, even just posting this diarrhea of thoughts.

You can use the cap ex reserves for a large ticket item like roofs, windows, furnace, A/C, or when trends change down the line, and you need to renovate to stay at, or get back to market rent for your rentals. 

The reason BiggerPockets doesn't sell courses, or offer high-ticket coaching, or any of that stuff is because they don't want to take advantage. 

I just cancelled a flight there to move my son into Case Western until he/we chose to stay home this semester. 

I'm buffered from tickets if he doesn't do it by the property management company.
