I am currently employed in the Gaming Industry in Biloxi.  

On a loan this size I find limited time offer sales tactics quite off-putting. 

Can I hire the General Contractor that I am employed with to serve as the the GC of my renovation and still oversee the project myself?  

I have more local knowledge about Toledo than I care to admit. but aside from being born and raised there, most of the employment I had early in life had me out and about, and Ive lived in just about every area and still have relatives and close friends that live in every area.

This month there are 3 and next month probably another 5.Is it going to be more economical to go and buy the glass cutting equipment, which isn't actually too expensive and buy sheets of glass or perspex which I cut to size myself?

It all depends on the size, condition and materials used.  

I can probably get $1100-$1200 per month on a new similar sized rental, drop the insurance costs in more than half, and get rid of pool and lawn care.

Traditional bank financing is out, Being an investment and being self employed with low income after tax write offs, so I opt for private or hard money lending with an interest only loan as traditional financing is not currently available to me.After rehab I now have 40% equity in the home (property now appraises for $233,000).

He's the  handyman and carpenter, as well the good cop  ;) So from what I was looking at on the IRS site if we own the sole prop as a married couple we have to file two Schedule C and both pay the self employment tax?
