I learned a ton in real estate, but I was a salaried "employee" as Kiyosaki states in his book.I wanted to earn some real money in real estate, but got burned out in the PM side.

Michael Wentzel to be honest we will go over the budget by a few K since the roof's square footage was misestimated by a subcontractor, leading to a gross overage in material costs.

You have to be firm with any partners/employees.

I have heard of certain lenders using up to 75% of the other units gross income to help the borrower quality for a higher loan amount.

After you get past the whole "leap of faith" deal you then have to pay them 10% (on average) of gross rents!  

To make thing worse, the majority of these lease are old leases and most of these unit are yielding about 1-2,5% gross.

Are you a temporary employee or are you a 1099 contractor?

One of my properties will be vacant at the end of the month and one of my employees is looking to move out of her apartment at the same time.  

Too much time taken away with the pains of employees(contractors)...Almost worse than dealing with tenants sometimes.BTW, I very much enjoy what I do leaching off someone elses net worth otherwise I would still be doing RE full time.

I may partner with some of my vendors or employees, or if it really needs a minimum, I'll do the painting and cleaning myself and sell it for a commission on the purchase AND the sale plus my net profit.
