I agree completely.If you do not mind living next to your tenants, then buying a duplex or tri-plex can make sense but the initial investment overhead can be higher.Since you are just starting out, I would recommend getting an emergency fund in place first.

Unfortunately, unless you find the absolute perfect buyer, aftermarket parts don't affect value at...or very, very little.I took $9000 as down payment for a $36000 house worth $50,000 to $60000 bank appraisal and cash flows roughly $275 excluding just PITI (not other expenses).Then I took the other $6000 and paid off credit cards to become debt free with exception of some medical bills after my daughter was born and spent time in Intensive Care.And that's the power of real estate!
