Might even have to go in a clean inside the electrical outlets and replace covers.

Hi biggerpocketsRecently I came across a single family deal that has electric heater and stove in Philadelphia.

Just rent the apartment/house out as a whole to a group, let them deal with the person to person drama within the unit.That being said, we have one triplex that doesn't have the utilities divided, so their rent covers water, natural gas, and electricity. 

The permit department only has a record for 3 permits, all done in the last couple years: electric, new roof, radon system.

They all have the electricity in their name .

We basically do everything drywall,paint, siding,gutters, concrete,tile, carpet, vinyl, hardwood flooring, fences,landscaping, tree service, asphalt,electrical,plumbing,carpentry.

Dangerous/outdated electrical including hot wires that went who-knows-where, leaky plumbing (water was turned off during initial walk-through).

The electric has four meters.  

But neither can be accurate if they don't take into account the floor plan, condition of the mechanicals (electric, plumbing, HVAC) and structure (roof, gutters/drainage system, foundation, doors, windows, walls, woodwork, special features) and furnishings (cabinetry, floor coverings, window coverings, appliances, lighting fixtures, plumbing fixtures) and land (zoning, location, yard size, landscaping, fencing, nearby attractions/distractions).
