Throw in extra repairs for a 100yo bldg and you're at 50% no problem.If they are doing a good job placing tenants and maintaining the property overall, I'd be hesitant to fire them.

We have several pictures demonstrating that the condition of the foliage is clearly encroaching the unit and is clear negligence on the tenant to maintain the landscaping which resulted in the unit overheating.Lease states that the tenant is responsible maintaining the yard.

Ideally, by the time we're in our mid 40's, it would be nice if she could switch to a part time/casual type of work schedule and I could leave my full time job and concentrate on maintaining our real estate portfolio full time, and we could both have more time to spend with our 5 kids and eventual grandchildren.My wife and I talk about saving a lump sum to put down on our first rental, but after spending 15 months saving and paying off debt, I am ready to start investing!

My realtor just let me know that the city of Charlotte is proposing a few changes to its rental housing ordinances.While in general I support making sure that tenants have a safe and healthy place to live and owners being responsible for their properties, I do think it is always a good idea to review the changes being made and how they effect us owners.
