I have targeted absentee owners and will send out 500 YL's every other week for the next 3-4 months.In regard to my YL, I've seen a few sample Yellow Letters I could have used but decided to just create one pieced from similar YL's out but slightly altered it to the time of year.

My target market is single family homes in desirable subdivisions so adding things such coin laundry, bill boards, etc. would be off the table.

What you want to accomplish is realistic and I understand in the end you may feel that going the SFR will allow an easier exit strategy however if you're going for cash flow then why not try to accomplish this in the lowest amount of properties you can?

An appraiser won't discern between old construction and older construction so it really depends on who you're targeting as your buyer as @Michaela Graham suggested.Rick
