I've seen a few houses that list as 3/2 requiring substantial rehab, but could probably become 4/2 with the right plan. 

We prefer to have tenants on yearly written leases, unless we are looking to sell the property or have other plans and may do extensions of 6 months and one day if tenants are planning to relocate, purchase a home, etc,  and cannot commit to a 12 month lease.

Although it was in good condition, we earmarked some funds for further improvements, including repaving the driveway, installing a new privacy fence, and making select upgrades and repairs inside the units.One of the standout features of this property is its prime location near the vibrant downtown area of Bryan, with easy access to restaurants and shopping, which added considerable value to our investment thesis.Initially, our plan was to utilize the duplex for Airbnb rentals.

If you plan on really scaling up, you'll probably want to go with an llc.

Plan your down payment carefully, factoring in closing costs and potential renovations.

Also, checkign with Planning, of course, as far as zoning, etc.

So I want to make sure we have a plan and know what we are doing before we do.

FHA may not be the best option, especially if you plan to move out in a year.
