Looking to sell my home to fund multiple properties.

I am looking for advice on putting my home on the market I purchased 5 years ago for 240K and has a worth of around 500K from the booming market around me. I want to sell my home and use the gains to place a down payment on a new home as well as purchase properties in a lower income area for rental properties. Any advice or criticism is respected and taken into account. Thank You
