You need to sell yourself and be able to explain all aspects of the project and how there money is protected.  

It would seem fairer and definately more accurate to temper the automatic chorus of "Its a scam" with words like "probably" or "most" etc.Cheers.

I would suggest you try to define the repair/rehab costs before you bid on a property.

I listen to her on the phone sometimes and the amount of handholding that goes on.. not just from technical aspects IE the general public has very little working knowledge how real estate works.. but just the emotional hand holding..

Define 'extremely costly' by finding out some facts: what does it cost to put the property back together and does the market sale price make it worth your time and effort.
