It's time to drill down deep and figure out what it is that draws you to real estate investing. 

What markets would you recommend we set our sights on and do deep research.

First, Give some deep thought as to what you want your INVESTMENT REAL ESTATE to do for you.  

Then they try to sell the buyer on less quality stuff or junk the seller is having a hard time selling.That is why buyers that have money but are not experts or have deep knowledge of the space need someone on their side guiding them through the process.

Edit: one other thing: use a single-bowl sink, as deep as reasonably possible.

I've just seen LOC's taken away from time to time (usually during deep recessions like 08), which would make me a bit nervous.
