Not only do you have to read the bylaws, declarations, covenants etc and verify they do not have rental restrictions you must also verify the HOA is run well.

I think it's more normal to find that even with town houses, you only own the building and not the land, which is like a traditional apartment-style condominium.However there are some town house developments where each unit owner does own the land as well, but you'll find deed restrictions or something making it clear that the ownership of the land is "subject to" some declaration of condominium.

If a Quiet Title was filed, it is possible that the judge would order the property into probate, but many don't.

We have diapers to put on her when and if needed at that time of the month but you can’t generalize and say that all dogs destroy a home.So currently I own a dog that is not spayed and I could very well be that person in that situation so no it should not be a red flag and you need to be a good judge of character and ask the right questions and explain the potential risk based off their responses and set the fees/Deposits accordingly.

You can win.. but for me.. it was put 160k in cash into escrow pay another 20k over 2.5 years and we finally won.. but even then she would not sign took another court order written exactly right for the title company to insure then the title company wanted 90 day period after the judges order etc etc.. so long drawn out and expensive.. so normally this is simply a sale fail.. in my case I had given the lady 50k to pay her back tax's so if i did not sue i would have been out 50k..
