FB with their years and years and years of data at their disposal could program a digital version of you that would be more accurately you, then you yourself!

But my requirements for a buy agent are simple - reply quickly and give me more data and information than any other client will want.

They really only seem to get their info from the Toronto Real Estate Board though, so if you're looking outside of the GTA, you won't find sold info.The only other ones I know are zoocasa and zolo, but I don't find them as easy to navigate and as far as I can tell, they don't seem to have much more sold data. 

Aside from real estate, I am a marketing data analyst leveraging SQL, excel, and powerbi to provide data insights in my job on a daily basis; an avid traveler; a CrossFit junkie; a loyal sports fan; and a loving husband. 

So if anyone would like to partner up, minimal barrier to entry. 

If done right, it's one of the best ways to work around the financial barrier-to-entry to REI.

Time to time I think to myself... if I had an extra $1-2 million in cash I know exactly what I'd do (hence the private REIT idea), but I am continuing to add 3-5 properties/year with my own cashflow.I've been able to acquire all my properties based on several algorithms I've designed (I have a whole slew of formulas including my own in-house comps-calculation that identify cap rates out of the box based directly from realcomp data)...

Make sure to narrow down your list to a select few towns so as not be overwhelmed so a lot of data. 

@Jeremy Goebel properties continue to be in demand especially as affordability in certain areas is a barrier to entry.
