Yes I understand, as I said a critical part of my strategy is dont die.

I haven't done a refi yet, but going into my last deal I figured I'd own for about 10 years before ROE made me look at that equity more critically.  

As many have said here, choosing the right sponsor is the most critical part of syndication investing. 

Or, maybe I'm jumping the gun and missing some kind of critical piece of information that has so far eluded me.

Praise in public,..........criticize in private....If yyou're going to go down the path of naming specific companies and individuals you better be 100% on what you throw out there.  

I wanted to seek some experienced guidance regarding Negotiating skills, a critical piece to success in this field I am sure.If you have a deal that meets your targets and you have identified your max price point for an offer where is the best place to start? 

Also 3 times monthly income to rent is critical as long as they are not saddles in other consumer debt . 

I may be biased because I'm a CS grad, but the money you can earn will help you build capital and the critical thinking and analytical skills you learn to sharpen will help as well.

So, remote investing works.For people considering remote investing, the critical success factor is a good local investment team.
