Unfortunately I'm on the upside of the market right now (unlike when foreclosures and distressed sales were plentiful back in 2011) and in the entire state of New Hampshire I can count on one hand the number of auctions for larger multifamily buildings that have taken place this year. 

Does that count?

The property management counts like “your place” in the multi family?

The tenants are not only lazy but when they finally get around to it you can count on it being done poorly and haphazardly.

Opendoor counts in BLUE, Zillow in RED. 

This could continue for another 10 plus years as housing here (which seems expensive to me) is still extremely affordable compared to the the northeast and west coast  To put this all in perspective... in the local area (for you and me), our 'indexed' appreciation via housing price points of apples to apples property (not counting for McMansions, etc.) is shown below.

I estimated I could do the work for 30k so offered 20k and the bank came back 35.5k which I expected so I counted and we ended up agreeing at $30,575.

I have received 75 inquiries (and counting) and have 20 showings scheduled between 7/1 and 7/8.

However, due to a highway that was built in the last ten years or so, the road it is on is now a secondary road used for local access now so traffic count is lower.
