Does anyone have any experience/familiarity with what the process would be to convert a single family house in SF-3 zoning to a 2 family duplex?

Buy a place as a FUTURE rental as an owner occupant, move in, live there for a year, move out, convert to a rental and repeat.Over a year ago @James Orr did a great in-depth webinar on it with me.

You can cross reference like that, you can identify floorplans prone to errors, you can look for things like garage conversions or Arizona rooms, but I don't usually like to consider Arizona rooms or converted garages as actual square footage.

I also know that I can convert into a new conventional loan (which was the initial plan to get rid of PMI) with about a 3% interest rate but would have to go through an appraisal.

If I exceed it I lose a dollar for every three dollars earned and convert it to a taxable income, so it is a double hit.

Data like that is not data it is randomness.You can ONLY come up with those kind of numbers if you simply call 1M people and see how many people converted.

One option that has not been throuroughly discussed is to do a §1031 exchange for an investment property that you will convert to your primary residence after two years of rental use..
