I've been able to support myself comfortably ever since I left college 4 years ago, although I did go back to school recently to complete my piano performance degree.

Most people selling this way want to be very comfortable that they're not being taken advantage of, and you're going to need to build rapport.However, I don't think you really need to hide your age.

That is only if your comfortable with making 8.2% on your $.

@Matt Motil - I was recently sent a deal for a premier beach front property that is way outside my comfort zone and financial abilities.  

Even at work, I am now comfortable making presentations to the CEO and 25 other execs all together about the state of the business and forecast for the following year, what's good, what's not good, what we're doing about it.

Do that for awhile until you get more comfortable with the process and make enough connections to consider quitting a good job to enter a competitive field where you may run out of inventory at some point in the future.What's going on with your two properties that is requiring so much work?
