Your PM will likely have much more time evicting, damage to the unit, travel  to collect rents multiple times, additional bookkeeping costs, etc.I have seen PM companies in rougher areas charge 12% average before.

If I had non-standard sizes, I would buy or make some number of reusable filters - maybe 6 or 12 - deliver them to the tenant, tell them to change them once per month and set the dirty filter aside, and I would collect them on a regular basis and clean them/have them cleaned, rinse and repeat.

Then you have to hire a lawyer and show your proof that you had an agreement and proof of payment.No owner is going to add you to the deed unless you have satisfied an agreeable amount of funds to transfer or add ownership.
