They declared a value add expense with the state of I believe it was $750K (something close to that) so they did a lot more than the ADU addition.

Sales price - assumed loan amount = cash you need to bring to close.

Just curious if anyone has successfully closed on 2 or more properties at once that are not owned by the same seller using a single blanket loan/portfolio loan?

I've come close, but I just can't go that route. 

Are there any big companies or industries close by that will attract tenants to this area?

Do you have your real estate attorney draw up a contract and you sign with private lender before going to the closing table with property owner?
