Beyond the numbers, you need to look at the neighborhood and the types of people living there.

I look for properties in safe neighborhoods with subway transportation close by.  

They have two programs - and the prices start at $499 annual subscription (but have to pay all at once, but tallys $33 mo avg)...and a more expensive Platinum Plan, that right now is almost another $500...but has additional categories, as well as being able to search according to Equity in the deal, and i think that is where they offer lots more offerings such as Loan/Mtg info; City/State Liens; HOA liens; and more. 

I've recently assisted a friend of mine in rehabbing a home he purchased from the city Land Bank he is currently occupying and think I want to flip those first.

We here in New York have all witnessed the rise of Williamsburg, Dumbo, and Long Island City.

-Drive every single street in the neighborhood and write down every multifamily property I can identify.
