There comes a point where the answers to our remaining questions are not in books and posts and they lie in taking action and it sounds like you have reached that point. 

Why do you want to spend more time with your family...The anwer lies within your goals.

Anyway she put up a makeshift chicken wire to separate part and we have racking to separate the other, as her cats were coming over and messing all over!!!!  

That's not me being cynical, or saying that sellers lie, it's just the truth.A while back, I was talking to a potential seller, who happened to be a little bit older.

I take all my costs into account when calculating my return whether it be on a performing note or non performing note.If you do not your lying to yourself as those are real costs.

I am all the way across the country from my rentals--  I'm also not the type to seek retribution for small things but I was absolutely lied to and I'm kicking around the idea of doing something about it.  

My issue lies in getting the actual deals which I'm sure is the issue for a lot of new investors.I have done a lot of marketing to try and get leads and then convert them to deals.

Numbers don't lie so my offers have been for the price that works for me taking into account estimated repair costs and ARV.Have in mind  that I am placing offers sight unseen since I am investing in a town about 3.5hrs from where I live.

This banker is the Vice President of the bank he works at and he lied to us.
