I've put a durable laminate in the downstairs, and am planning on doing to same upstairs when the carpet is too worn to be reused.

@Patrick Strain on the carpet , the corners looks dark and the dark patches in the middle.. could be water damage/mold?

If the unit has carpeting, replacing that may be a good idea as well.

Buy a mom and pop house on the mls cheaper, throw in some new paint and carpet and you’re good.
