The 8-10% management fee is normal for PM. depending on how long you lease and the state that you are in would be the biggest factor.

Feels like its smart to sell because if i pay for a new roof or hvac my cash flow will take a long time to get me even on that out of pocket.

Rental history- larger unit- how long were they at the last place, big predictor or longevity. 

Currently, we have a portfolio of 35 long-term rental properties, and we're managing these with the help of Yardi Breeze.

We are calculating the rebrand will be complete in 8-10 months and expect it to be the new standard in that area triggering more behind it, and go a long way to improving another sector in the community.
