I have paid off apt bldgs with money saved self-managing.That said, there are many tenant screening tools available to you and the tenant usually pays the application fee.

Unless you are planning on continuing your ruse through some pre-screening, but I think you'll be wasting your and others' time.If you want to learn demand in an area, document the comparable listings online weekly, and see how many new ones are posted versus how many are taken down, how long the listings have been up, etc. 

As far as screening tenants, I recommend Rent Marketplace or SmartMove.

I am screening currently for the LTR and the MTR should be set up by mid May.

As stated above, screening tenants is by far the most important thing you can do.

Don't waste your time.If you screened them properly, an inspection once every six months should be sufficient.

@Kamran Rahman  There are a lot of screening sites out there, and many of them provide the same/similar results. 

I'd make sure you have a great lease and do some good tenant screening.  

Sure, you'll evict your first tenant or two from lack of experience in screening, but while you are making a mistake here by going bigger quicker, the rest of your portfolio is growing faster more than making up for the mistakes and missteps. 

During your screening of the new one you may find out they’ve got absolute loser family members that’ll end up squatting or similar.
