I have looked into local REIA meetings and they are costly, more than I am willing to pay for 2 hours (also the only group in San Diego on bigger pockets is in northeast SD)  I know other real estate investors near downtown feel the same way. 

Look at what comps are selling for, my guess is that the bigger the house the less $ per square foot.

Other than your personal network and a forum like Bigger Pockets, what are the best places to read (or hear), not so much real estate HOW-TO, but real estate NEWS?

If I can't morph into a bigger multi plex, I am just keeping it, and I know I am not the only one with these kinds of 'gains'.

Nobody else but you can determine this.That said, there is so much material, free and at low cost, here on Bigger Pockets, that will take you months if not years to study.
