I doubt your phone will be ringing 24/7, most of the calls I get are between 9am and 7pm or so.If you hire a VA or similar, you'll still have to train them to take the calls.....perhaps consider taking the calls for the first 6 months so you get a feel for it and can train your future assistants better.How many marketing pieces are you sending out each month?

@Christopher Hunter I know amigo, that is why I am asking for a walker lol (old man joke here, I am 55 wife says I need a walker lmao) That basically is why I was asking for assistance, to be steered in the right direction.

Check it out, be careful too.Which reminds me, being an attractive lady, you need company with you going out in a rural area, crooks and worse advertise vacant properties as FSBOs knowing a buyer and especially a Realtor will show up, and bang, you're robed, rolled or worse, so take company, the company stays in the car in ear shot of you at all times, they can stay safe and call 911 then assist if they can.

We are not allowed to garnish any individual on government assistance (I never rent to any one on welfare for that reason).

Tenants are obligated to follow all rules of the lease so if they are causing damage or problems and it violates the lease - you can evict them like any other tenant or notify them of the violation and many times they will promptly comply since they risk loosing their section 8 assistance.

I do visit them monthly and have good communicstion with all my tenants though that does assist in many situations.
