If you tell us little bit more about your business model or business plans, you will get more advises and directions from investors on BP.

If not they will advise you how to do an assessment. 

Alot of eggs in one basket, but if that basket is a good one.....I'd just advise to do your homework around ordinances, fire codes, etc.

Actually, the listing agent is not representing you nor can they advise and you're paying the same fee as if your had your own agent.

An agent acting in the best interest of his client should advise his client as to whether they believe it is a good offer for the seller. 

My best advise is to read up as much as possible because there maybe questions to ask on certain topics that you may have never even thought of.

When deciding to lower the asking rent amount because you've received no bites, do you contact prior interested prospects to advise of the rent reduction?
