When you see advertising for 100% financing you need to read the small print where it says must be liquid cash on hand for over $1 million dollars, have an 800 FICO score, and done over 100+ deals. 

Its not because I don't have a gun, it is because the place has been advertised as an easy target.

Even so, I see some rentals advertised for 60 to 90 days or more, and when I ask about it, applicants cite complaints I mentioned, painting, cleaning and fees.

Also, most investors who use PMs know the market rate in the area they are buying and have built that cost in upfront when doing their initial analysis, so they are more than willing to pay you that rate if your skills, services, and reputation proceed you.Don't be afraid to charge what you're worth - just make sure you give the client what's advertised, and they will have no problem paying it. 

As far as the type of investments I would like to eventually get into would be fix and flips and rentals, but you are 100% right about the hype that is advertised and I am certainly not going into this with the mind set of becoming an overnight millionaire.

Suggest you rank the problems, create a multi-letter campaign and knock and call people.

While it's true that there are not any companies advertising themselves as "Turnkey" out on the West Coast like they do in the midwest you can still get the same bundle of services out on the West Coast if you so desire.EVERY MARKET has properties for sale.

They advertise they deter mice but I've not seen that as being an effective solution for mice.
